January home sales in Washtenaw county are up in number of listings, number of closings, and sale prices from this time in 2019. There was a 11% increase in combined single family homes and condominium listings. Average sale prices for single family homes also showed an increase from $313,510 last January to $319,866 for a 2% gain. Condominium sales however dropped to $247,935 for a 17% fall. Market supply could have been a contributing factor as the area saw a jump of 55% in the number of listings on the market in the month.
Individual communities have varied. Ann Arbor, Whitmore Lake, Saline, and Ypsilanti sale prices were down from a year ago. Ypsilanti and Whitmore Lake had the biggest drop with average sale prices of $176,682, down 11% for Ypsilanti, and Whitmore Lake down to $445,000 for a 14% drop.
Chelsea, Dexter, Manchester, and Lincoln all had increased sale prices for the month. Lincoln and Manchester had the largest percentage increases of $254,200 for a 8% jump, and $249,333 for 8% as well.
